Moisture detection

Small signs of moisture.A clearer way forward.

A stain, a damp patch, a room that never quite feels dry. We use moisture measurements, thermal imaging, and humidity readings to investigate your concerns and explain what the findings mean.

Thoughtful measurements. Practical next steps.

Measurements work best together. Explore what each method adds to the inspection.

Start with the material

Look beneath the surface.Add a measurement.

We take readings in accessible materials and compare nearby areas. Pinless scanning and pin measurements serve different purposes; the method depends on the surface and the agreed scope.

What we look at
Walls, floors, ceilings, and trim near signs of water intrusion.
What comes next
Record the location, material, and meter scale so the reading has useful context.

Any probing or additional access is discussed before proceeding.

Where moisture can start

Different sources.Clues worth following.

Explore the places we consider. Your property's history and accessible areas shape the scope.

After water damage

Plumbing & everyday water

Around fixtures, supply lines, and frequently wet rooms.

Plumbing leaks
Staining or dampness near supply pipes, drains, or appliances.
Bathroom moisture
Recurring dampness around showers, tubs, and nearby finishes.

Tell us whether the change follows water use, and which repairs have already been made.

Roof & attic

Clues above the ceiling, especially after rain.

Roof leaks
Ceiling stains or water marks that appear or change after rain.
Attic problems
Damp accessible materials, condensation, or staining in the roof space.

Share when you first noticed the marks. Attic access and safe inspection areas are agreed before the visit.

Ground & lower levels

Where the building meets the ground.

Foundation issues
Moisture patterns along the lower perimeter or floor-to-wall junction.
Basement seepage
Water marks or damp finishes below ground level, sometimes following rain.

We document moisture clues. Drainage, waterproofing, or structural concerns may need a separate specialist.

Airflow & condensation

Room conditions can be part of the picture.

HVAC problems
Dampness around accessible equipment, condensate lines, or nearby finishes.
Window condensation
Repeated droplets or damp trim around cooler window surfaces.

Note which rooms are affected and whether the pattern changes with the weather or system operation.

Concealed & harder-to-reach spaces

Start with what is accessible and explain the limits.

Crawl space issues
Damp accessible framing, ground moisture, or water staining below the floor.
Wall cavity moisture
Surface clues near a past leak that suggest further investigation may help.

A surface inspection cannot reveal every concealed condition. Any additional access is discussed first.

Making sense of the readings

A number needs context. Here is what matters.

A moisture reading is a starting point. Understanding it means asking three useful questions.

The material

What are we measuring?

Wood, plaster, masonry, and other materials hold moisture differently. The material matters when interpreting a result.

The scale

What does the number describe?

A meter may use moisture content, wood moisture equivalent, or a relative scale. Room humidity is a separate measurement.

The comparison

How does the pattern change?

Compare suitable nearby areas and, when needed, readings over time. The location, conditions, and history help explain the pattern.

There is no universal moisture percentage for every building material.

How meter scales work

From the first question to the findings

From the first clue.To a useful next step.

A focused assessment, clear records, and time to understand what comes next.

  1. Listen & look

Share your concerns, leak history, and recent repairs. We agree on the areas and access for the inspection.

  2. Measure & compare

Review accessible surfaces, take relevant measurements, and connect the findings with conditions at the property.

  3. Explain & document

Receive documented observations, relevant readings, access limits, and guidance for the next step. Confirm report timing before booking.

A few good questions

A little more clarity. Before we visit.

Answers to the questions we hear about moisture inspections.

Can moisture be present without a visible stain?

Yes. Some moisture conditions may not be visible at the surface. Measurements can help investigate accessible areas, but no surface assessment can identify every hidden condition.

Does a high moisture reading mean there is mold?

A moisture reading does not identify mold. It helps describe conditions in the area being checked. Visual observations, property history, and sampling when appropriate can provide additional information.

What is a normal moisture reading?

There is no single percentage that applies to every material and meter. We consider the material, the instrument's scale, relevant comparison readings, and site conditions before explaining the result.

Will you need to open walls or make holes?

Many initial checks use non-invasive scanning. Pin measurements can leave small marks, and concealed areas may need additional access. We discuss the method and any access requirements before proceeding.

Can humidity be monitored over time?

Yes, monitoring can help explore recurring changes that a single visit may miss. Discuss the locations, duration, equipment, and follow-up as part of the scope; ongoing monitoring is not automatically included in every inspection.

Do you repair leaks or dry the property?

ProDetect provides independent inspection and testing. Findings can help you discuss repairs, drying, or further evaluation with the appropriate contractor. If water is actively entering, arrange prompt help to address the source rather than waiting for an inspection report.
